Auction or tenders, few takers for DDA hotel sites

New Delhi, March 5 Despite changing its mode of selling hotel plots from auctions to standard tendering, the Delhi Development Authority has managed to sell only two of the four hotel sites for which tenders were invited recently.

Of the plots on offer, tenders were received for two sites at Shastri Park and Pitampura, while the plots in Dwarka and Pitampura did not receive any bids. For the Shastri Park plot, a bid of Rs 35.60 crore was received against a reserve price of Rs 31.28 crore and the plot at Pitampura received a bid worth Rs 19.01 crore against a reserve price of Rs 18.31 crore. The plots have been purchased by Udai Estate Pvt Ltd and Sita Kiran Pvt Ltd respectively.

According to a DDA official, tenders will again be invited for the unsold plots. “These plots are marked as hotel sites under Masterplan 2021. They will be required for the 2010 Commonwealth Games,” the DDA’s official spokesperson said. According to the DDA’s own estimation, Delhi can expect anywhere between 1.5-1.75 lakh tourists for the Games.

After failing to find enough takers for their hotel plots, the DDA got approval from the Urban Development Ministry in July 2007 for selling hotel plots through the tendering process. “The auctioning process had its drawbacks. The chances of receiving auctions above the reserve price were very little. The tendering process is definitely better because it is more confidential,” a DDA official said.

However, despite the change in the selling process, the DDA’s hotel plots continue to languish for want of buyers. The Shastri Park site, sold on Wednesday, was on the list in August too but had failed to find any takers then. According to a DDA official, if a hotel site fails to garner any bids three times in a row, then the reserve price is usually slashed. So far, under the tendering process, a total of 15 hotel plots have been put up for sale, of which eight have found buyers.
