“The idea is to have an economic model for Mohali, a la Singapore. It was felt that Singapore even with its limited space of just 692 square km had been able to emerge as an economic power because of its robust infrastructure. Zurong’s master plan is therefore a comprehensive one which would not only look at fixing the land use (commercial, institutional, industrial and residential) but will also give the requisite infrastructure to boost Mohali’s economic growth,” officials in Greater Mohali Area Development Authority said.
“Since Mohali area falls in the air traffic funnel, earlier there were different height restrictions in different circles of Mohali. However, recently the Airports Authority of India has rescheduled its flight path and certain parts of Sector 62 can have buildings as high as 90 metres. The height allowed in other parts of Mohali will be 60 and 45 metres. Since the FAR remains the same, buildings can now be longer and thinner,” they said.
Zurong’s master plan for Greater Mohali is divided into local and regional plans after an economic analysis of the entire area and its population projections.
The local plan of 20-year time frame covers the towns of Mohali, Kurali, Kharar, Mullanpur, Dera Bassi, Zirakpur and Banur while other parts in the Greater Mohali grid shall be covered under a regional plan with 50-year time frame.
The broad proposals of its vision document are having environmentally-sustainable buildings, EWS component (housing for economically weaker sections), design of mass rapid transport system, roads and social infrastructure such as hospitals, schools and parks.
