Under this policy, all the buildings which have deviated from the approved map and these deviations are under 40 per cent of the permissible set back, will be regularised.

However, the buildings with any encroachment on government, forest, or others’ land will not be regularised.

The applications have to be submitted to the department before March 31.

The process of regularisation will be completed by June 30.

As per the notification issued by the department, the government has fixed the compounding rates for regularisation of all buildings constructed after getting permission and unauthorised constructions have been left out of the scope of regularisation for the time being.

During the budget session of state Assembly in February, the ruling party had come under fire when the Opposition had questioned the fate of the left out buildings.

The Urban Development Minister Krishan Kapoor had said that only High Court’s verdict would decide on the fate of the 1.3 lakh cases of unauthorised constructions.

It has been decided that deviations above 10 per cent and up to 20 per cent in Municipal Corporation Shimla would be compounded at the rate of Rs 600 per square metre, Rs 500 per square metre in Municipal Councils and Panchayats and Rs 300 per square metre in planning and special areas outside municipal areas.

Similarly, in deviations above 20 per cent and up to 30 per cent the rates in all three categories would be Rs 700 per square metre, Rs 600 and Rs 400, respectively and in the next slab of up to 40 percent it will be Rs 800, Rs 700 and Rs 500 per square meter, respectively.

The applicants would have to summit photos of the building and other documents concerning the sale and registration of land and composition fees for each storey permissible under the rule would be charged separately.
