Mumbai, Aug 4: The select committee set up to suggest a scientific base for fixing non-occupancy charges (NOC) for cooperative housing societies has asked the Maharashtra government to prescribe detailed norms for the levy of such charges.The committee, which submitted its draft report to the state government last week, has suggested that the managing committee must fix the non-occupancy charges taking into consideration various factors like location of the society, prevailing rates charged to the users of the premises, commercial and industrial importance of the locality etc.
Non-occupancy charges is a fee levied by the society on the earnings of a member who leases out his flat. However, if the premises are not utilised by the member, and kept locked-up, no charges should be levied by the society, the committee has said. In such cases, the member will have to submit an affidavit duly notarised that the premise is not fetching any income.
The select committee formulating the recommendations includeadvocate Vinod Sampat, Estate Agents Association of India president Atul Shah, advocate Mahabaleshwar Morje, and is headed by the divisional joint registrar, co-operative societies, Mumbai division.
