Oberoi group to set up Rs 20-crore health club with Lupin promoter

Mumbai, June 6: Desh Bandhu Gupta--promoter of Lupin Laboratories-and the Oberoi chain of Hotels along with an international partner are close to signing a joint venture for development and servicing of health and fitness club at Goregoan in the western suburbs of Mumbai.

The international partner is believed to be Club America, though there is no official confirmation on this.

The total investment for the project is expected to be around Rs 20 crore. The responsibility of developing the club will rest entirely with Lupin while the management and servicing of the club will be undertaken by the Oberois.

The Guptas are expecting to collect about Rs 60 crore as deposits from its club members in the first three years of the club's existence.

The membership fee could vary from Rs 1.5 lakh to Rs 15 lakh, depending on the facilities availed.

In return for the services rendered, Lupin will pay the Oberois a certain portion of the deposit and membership money as management and marketing fees.

The club willbe housed on approximately 350,000 square feet of the orignal Nirlon property at Goregoan. Lupin had earlier planned to develop this property in alliance with a Mumbai-based builder. However, two months back a private company promoted by the Guptas--Kandelwal Estates--acquired complete possession of the property. The firm has also acquired Bandra Talkies which has 50,000 square feet of prime land.

The plans for a hi-tech health club came about after the Oberios agreed to pool in their resources for management. The Guptas are hoping to cash in on the Oberoi brand name to sell memberships of the club and give customers quality service.

According to company sources, the investment for the club will actually facilitate generation of income for the promoter once the property is developed to its full potential. The financing for the projects is expected to be either channelised through family resources or through partnerships. The Guptas are also scouting for buyers for the Bandra Talkies property, the sale ofwhich could also be resourced for the club project.
