Tidel wave -- TIDCO starts work on second IT park

Chennai: Bouyed by the success of Tidel Park which was inaugurated last month by the Prime Minister, Tamil Nadu Industrial Development Corporation (TIDCO) has already started work on the second IT Park on the lines of Tidel in Chennai. It has identified and shortlisted suitable land for the proposed park in three-four locations in the city and is likely to finalise one of them shortly.

All the shortlisted locations for the second IT park are in South Chennai, within and outside the IT corridor in the city, according to well-informed sources. A separate company may be floated to oversee operations of the new park, they said. However, TIDCO is yet to finalise the JV partner(s) for the project. This time TIDCO will be considering various possibilities, including private participation, in the new company.

Though the space and size of the new entity is yet to be decided, if stategovernment sources are to be believed it could be of the same magnitude or bigger than the 1.2 milliom sq ft Tidel Park. Even the acreage of the shortlisted land is much higher than that of first park. The size and facilities of the project will be based on market demand for good quality IT space, said a senior official of TIDCO. For now, the emphasis of is on filling-up Tidel Park, he said.

The Rs 338-crore Tidel Park Ltd, a joint venture between TIDCO and Electronics Corporation of Tamil Nadu (ELCOT), expects to be fully occupied in the next six months. Around 60 per cent of the 1.28 million sq ft IT park has been booked already - of this, 2 lakh sq ft sold and the rest leased. It will be professionally managed and maintained IT Park with state-of-the-art facilities with intelligent and integrated building management systems done by top international companies.

Compared to the experiences of International Tech Park at Bangalore and the Hi-tech City in Hyderabad, both of which had less than 30 per cent occupancy at the time of inauguration, Tidel is getting filled-up much faster.Of the 27 companies who have committed for space in the IT Park are Satyam Infoway, Pentamedia and iNautics who have taken 90,000 to one lakh sq ft each, followed by Brigade solutions who have taken 60,000 sq ft.
