CHANDIGARH, Sept 11: The property tax will be charged on commercial property in the City after a ``competent authority'' determines the gross annual rent at which it may reasonably be expected to be let to anybody.During discussions on property tax at the meeting of the house tax committee of the Municipal Corporation yesterday, it was debated among some members that the tax may be charged on the basis of the rent being paid for the property, as may be stated in the rent deed.
Others, however, pointed out that a bogus rent deed may be prepared in order to avoid the full burden of the tax. In this regard, members also quoted the provision in the Punjab Municipal Corporation Act (As Extended to Chandigarh) which states that the rateable value of any land or building assessable shall be the gross annual rent at which these may be reasonably expected to be let.
